AI One Signs 5,594 SF Lease in Flatiron District as Tech Firms Expand Office Footprints

AI One secures a 5,594 square foot lease for $63/SF in Manhattan’s Flatiron District, marking its first physical headquarters since its 2024 launch.

AI One, a newly established artificial intelligence company, has opened its first office in Manhattan’s Flatiron District, according to a statement from landlord Adams & Company on Thursday. The firm has signed a lease for 5,594 square feet at 49 West 23rd Street, with an asking rent of $63 per square foot.

Located between Fifth Avenue and Avenue of the Americas, the 12-story office building is part of a portfolio of properties managed by Adams & Company along West 23rd Street. AI One’s new office will function as its general and executive headquarters, marking its first physical location since its launch in 2024.

“These leases reinforce the strong interest Adams & Company continues to see from technology companies in Class B office space across Midtown,” said David Levy, principal at Adams & Company. “Tenants are seeking well-located, efficient and connected environments that support collaboration, strategic growth and easy access for their teams and clients.”

The specifics regarding the length of the lease remain undisclosed. The deal for AI One was brokered by Newmark’s Lindsay Godard, Tristan Gretzky, and Travis Milone. Adams & Company’s representatives included Jeff Buslik, Alan Bonett, and Brad Cohn.

In addition to AI One, 49 West 23rd Street is home to multiple tenants, including Publishers Weekly, financial planner JB Drax Honoré, and 23rd Street Dental, alongside the gym The Pack in the property’s retail space.

This announcement follows a trend of AI firms securing office spaces in the Flatiron District. Earlier this year, Actively AI, an AI-based sales platform, signed a lease for 10,722 square feet at 30 West 21st Street, while design and tech company Huge took 16,909 square feet at 53 West 23rd Street in October.

The growing demand for office space among AI companies reflects broader trends in the technology sector, where firms are increasingly prioritizing locations that foster collaboration and innovation. As AI continues to reshape various industries, the push for suitable office environments underscores the importance of connectivity and accessibility for emerging tech companies.
